Alberta leads Canada in housing starts as construction surge continues
EDMONTON — Alberta is leading the country in housing construction, with nearly 28,000 new homes already started in the first half of 2025 — a 30 per cent jump over last year’s record-setting pace.
New data from the Canada Mortgage and Housing Corporation shows Alberta accounted for almost a quarter of all housing starts nationwide, despite representing less than 13 per cent of the population.
“Alberta’s record housing starts are a clear sign that our approach is working,” said Jason Nixon, Minister of Assisted Living and Social Services. “While other jurisdictions are falling behind, Alberta continues to step up — leading the way in housing construction, cutting red tape and delivering results that matter.”
Calgary and Edmonton remain on pace to surpass their own records, with housing starts up 32 per cent and 29 per cent, respectively. Mid-sized cities are also showing strong growth, with Lethbridge up 26 per cent, Red Deer up two per cent, and Grande Prairie seeing a 112 per cent increase.
Alberta’s housing surge includes a major increase in rental construction, with 21,735 units underway. That represents 48 per cent of all new housing starts in the province.
“Alberta continues to lead the country in new housing starts, with nearly 28,000 homes underway in the first half of 2025 — a more than 30 per cent increase over last year’s record pace,” said Scott Fash, chief executive officer of BILD Alberta. “This sustained momentum highlights the continued collaboration between industry, the provincial government, and municipalities in reducing barriers and supporting housing affordability.”
The province says efforts to cut red tape, streamline development approvals, and create an investment-friendly environment are key factors behind the boom.
By increasing supply and accelerating approvals, the government says it is responding directly to population growth and a rising demand for affordable housing.
